Roofing quotes are hard to get right from the ground. Customers send a photo of a stained ceiling and a distant shot of the roofline, and you are expected to price a leak that could be one cracked tile or a valley that has rusted through. The quote has to be honest about that, and clear about exactly what the price covers.

This template covers the jobs roofers quote most: repairs, tile replacement, gutters, restorations, leak detection and metal roofing. Copy the line items, then tune the inclusions, exclusions and assumptions for each roof. If the customer sends photos through QuoteSnap first, you see the roof, the damage and the ceiling stain before you write a word, and the quote you send keeps this layout.

What every roofing quote should include

Roof work happens up high, out of the customer's sight, so a clear quote does a lot of the trust building for you. Cover these on every one.

  • Business details. Trading name, Australian Business Number (ABN), phone and email, and a licence number where your state requires one for roofing work. Check what applies to you.
  • Roof description. Material, pitch if known, number of storeys and the part of the roof involved.
  • Problem and fix. What the customer reported, what you found or expect to find, and what you will do.
  • Line items. Each repair, length of gutter or area of roof, with a unit.
  • Height access. Scaffold, edge protection or other access equipment, as its own line when the job needs it.
  • Total, GST and validity. The price, how goods and services tax (GST) is shown, and how long the quote stands.

Scope and line items for repairs, gutters and restorations

Use the unit that matches the work: each for tiles, linear metres for gutters, ridge capping and flashing, square metres for restoration and resheeting. A customer can check a measurement far more easily than a lump sum.

For leak jobs, separate finding the leak from fixing it. Detection is a known amount of work. The repair depends on what you find.

  • Roof repairs. Tiles or sheets replaced, rebedding and repointing, flashings and fixings.
  • Gutters and downpipes. Length, profile, colour, downpipes, and removal of the old guttering.
  • Restorations. Clean, repairs, rebed and repoint, coating system and number of coats.
  • Metal roofing. Area, sheet profile and colour, insulation, flashings and capping.

Inclusions and exclusions on a roofing quote

Roofing customers care about two things beyond the roof itself: what happens inside the house, and what happens to their yard. Say clearly that internal ceiling repairs are not part of a roof job, and list how you will protect gardens, paths and cars below.

If access equipment is needed, decide whether it sits inside the price or on a separate line, and say which.

Assumptions and variations wording

Most roofing variations come from what is under the tiles or sheets: rotten battens, rusted sheets, torn sarking. Write assumptions that name those and say how any repairs will be priced. Photos taken on the day are the best way to show a customer why a variation is needed.

Weather is the other one. State that dates may move for rain or wind, and say how the roof will be covered if work stops between stages.

Terms worth stating

  • Weather delays. Start dates depend on the weather, and the customer is told as soon as a date moves.
  • Deposit and materials. Whether a deposit is taken to order gutters or sheeting, and when the balance is due.
  • Warranty. Manufacturer warranty on materials and your own workmanship warranty.
  • Asbestos. If the roof may contain asbestos, the job does not go ahead until it has been checked by the right licensed person.

Questions about roofer quotes

Should I quote a roof leak as a fixed price?

Quote the detection as one line and the repair as another. You can usually put a firm price on finding the leak, but the repair depends on what you uncover. Splitting them gives the customer a clear first step and stops you absorbing the cost of a bigger problem.

How do I quote gutters by the metre?

Measure or estimate the run on each side of the house, list the profile and colour, and price per linear metre. Downpipes, stop ends and outlets go on their own lines. If you estimated from photos, add an assumption that the final length is confirmed on site.

What should I say about internal damage on a roofing quote?

Exclude it in plain words. A customer with a stained ceiling may assume fixing the leak fixes the ceiling too. State that internal plaster, paint and insulation repairs are not included and are a job for another trade. It saves an awkward phone call after you finish.

Do I need to list height access on the quote?

Listing scaffold or edge protection as a line, or naming it in the inclusions, shows the customer why a double storey job costs more than a single storey one. What the job needs is for you to decide on site, and you should check what applies to you in your state.

How much detail goes into a roof restoration quote?

Name each step in order: clean, repairs, rebed and repoint, then the coating system and number of coats. Give the area in square metres. A restoration line that just says "restore roof" makes it hard for the customer to compare quotes, and hard for you to show what you did.
